Rendering regions - Render Time wrong

Issue

Estimated render time is wrong when just one region of several is checked for region render. It seems to indicate the estimated render time as if all regions are checked.

Reaper 5.25, but it happened in earlier version too.

How to duplicate

Create several regions, say 10 minutes long each

Put audio and something like a reverb on a track that you know takes up a bit of CPU so you can tell the difference.

In the Region matrix check master mix for ALL regions

Render, render project regions and note estimated render time. Cancel the render.

In the Region matrix check master mix for just ONE region

Render and note the estimated render time. Hasn't changed.

This could have happened somewhere in the past few months or earlier. I only started noticing this when I was rendering larger multi-episodic sessions with 1-2 hours of material in them.
